Important Notice

We’re seeing a high number of units not properly following our mandatory water shut off and drain down requirements.

  • We’ve had 2 water flood issues the last 2 years, the most recent just this month (Dec 2023).
  • Our insurance has risen 56% this year to $3,200 a month.
  • There are several complexes in Brian Head who are being declined insurance and unable to find it do to excessive claims and mismanagement of risk.
  • We have power outages, of various lengths, most winters and need to prevent pipes from potentially freezing.
  • Even when power is on we need to prevent freezing by keeping our units at a minimum of 55 degrees at all times.

We’ll be assessing approved fines per our handbook to help keep attention to those not following these HOA requirements. Also, here are the handbook details for reference:

5.5 WATER
Owners are responsible to shut off water and DRAIN down their unit within 24 hours of departing their unit. Property Managers MUST conduct a visual inspection of all rooms after water has been turned on. Water should NOT be turned on more than 2 hours before check-in time. Responsible parties must be properly trained with the procedure by a Board Member or Maintenance Agent. Renters are NOT allowed in private water room areas.
